Living room — subject of this specification
Subject room · Vee identified upgrade opportunity in ceiling fixture, wall treatment, and floor finish — three targeted interventions to shift perceived price point before listing.
Vee's Design Read
The room has everything a designer works around: correct proportions, genuine natural light from a well-positioned window, and furniture with honest silhouettes that don't fight each other. What's pulling it down is the finish hierarchy — or more precisely, the absence of one. The ceiling fixture reads as an afterthought, the wall color is neutral in the way that signals indecision rather than restraint, and the flooring establishes the lowest note in a composition that could otherwise climb considerably higher. The architecture is asking for a warmer envelope and a lighting story that acknowledges ceiling height. Given the west-facing light, a warm white treatment will photograph at a different latitude entirely than what's here now. The interventions are surgical — none require structural work — and the cumulative effect will be a room that holds its own against listings priced substantially above this one.
Style Direction Coastal California Modern — warm whites, natural materials, restrained brass
Specification Board

Five-Category Finish Specification

Each category includes Vee's reasoning, a specific product callout, and a tier indicator. Price tiers: ●○○ budget · ●●○ premium · ●●● luxury.

01
Wall Treatment
The existing texture is serviceable but the sheen level is absorbing light at the wrong angle for a west-facing room. A plaster-finish or matte treatment with a warm-white base will add perceived depth and photograph cleanly under both natural and artificial light.
●○○
Budget
Benjamin Moore Aura Interior, flat finish — custom-tinted to BM White Dove OC-17
2 coats over primed surface · 350–400 sq ft per gallon
~$68/gal · Sherwin-Williams Emerald or equal acceptable substitute
●●○
Premium
Portola Paints Roman Clay® wall finish, Whitewash colorway
2-coat application, Venetian trowel technique · Approx 80 sq ft/quart
~$85/qt · Professional application strongly recommended
●●●
Luxury
San Marco Marmorino KS natural lime plaster, bianco colorway, burnished finish
3-coat system, full-wall application only · Requires professional plasterer
~$320–480 installed/100 sq ft · Lead time: 2 weeks for specialist tradesperson
02
Flooring
The laminate undercuts every other finish in the room. A wide-plank, low-sheen product in a warm oak tone will anchor the composition, read larger on camera, and establish the finish hierarchy that pulls the rest of the spec together.
●○○
Budget
LifeProof Tahoe Oak LVP, 7mm, 12-mil wear layer — warm honey oak, wire-brushed texture
Floating install · Acclimate 48h · Compatible with radiant heat
~$2.98/sq ft · Home Depot · No glue; float over existing subfloor if level within ⅛"
●●○
Premium
Shaw Floorté Couture 7" wide-plank, Brushed Oak, 20-mil wear layer
Glue-down or float · Wire-brushed texture hides minor subfloor imperfection better than smooth
~$5.40/sq ft · Shaw Floors direct or authorized dealer
●●●
Luxury
Carlisle Wide Plank 5" White Oak, Character Grade, custom matte finish, no stain
Nail-down over plywood subfloor · Moisture barrier required on slab · 6–8 week lead time
~$14–18/sq ft installed · Carlisle priced on quote
03
Lighting
The builder-grade ceiling flush mount is flattening the ceiling height and reading as temporary. A statement fixture centered on the conversation area — not the room center — will add the vertical pull this room needs and shift the entire atmosphere after dark.
●○○
Budget
Kira Home Essex 3-Light Semi-Flush, brushed nickel, 17" diameter
Mounts to standard ½" knockout · No additional wiring required · Swap ceiling medallion for finish
~$85 · Amazon · Ships 2 days · Model: K25-0012
●●○
Premium
Hinkley Lark 4-Light Pendant, Lacquered Brass, 22" diameter
Requires junction box rated 50 lb minimum · Center on seating area, not room center · Add dimmer
~$380 · Hinkley · #42307LCB
●●●
Luxury
Visual Comfort Fresno Large Lantern, Gilded Iron finish, 26" diameter
Install at 84" AFF in rooms with 9'+ ceilings · Dedicated 15A circuit if adding dimmer · Chain adjustable
~$1,100 · Visual Comfort · CHC5537GI
04
Hardware
Cabinet and door hardware is the jewelry of a room — disproportionately noticed in listing photos. The existing satin nickel pulls are serviceable but date the space. A warm-metal replacement at any tier will read as a deliberate design choice and align with the brass/warm white direction in the lighting spec.
●○○
Budget
Amerock Blackrock 3¾" bar pull, champagne bronze, solid zinc, 96mm CTC
96mm bore · Matches standard cabinet bore pattern — no template required
~$4 ea · Home Depot · BP36877BBZ · Order 20% excess for breakage
●●○
Premium
Atlas Homewares A-Line 5" pull, brushed brass, solid brass core, 128mm CTC
128mm bore · Inspect for finish consistency batch-to-batch — order from same lot
~$14 ea · Atlas · A605-BRB
●●●
Luxury
Waterworks Studio Ribbon 4" pull, unlacquered brass, solid forged, 96mm CTC
Living finish — will patina naturally · Seal with Renaissance Wax 2×/yr to stabilize tone if preferred
Priced on quote · Waterworks Studio
05
Paint
If only one intervention happens, it's paint — highest ROI per dollar of any finish category. The existing beige is absorbing light and reading muddy on camera. A clean warm white — walls, trim, and ceiling in the same color — will make the room read two feet wider and reflect the west light back into the space.
●○○
Budget
Behr Marquee Interior, Eggshell — Pale Wheat N310-1 walls · Snowbound (SW 7004) trim in semi-gloss
2 coats on properly primed surface · Walls and trim differ — do not combine
~$38–44/gal · Home Depot · Minimal prep required over existing painted surface
●●○
Premium
Benjamin Moore Aura Interior, Eggshell — White Dove OC-17 walls, trim, and ceiling throughout
Same color on all surfaces creates a clean envelope · Photographs as white on camera · 2 coats
~$65/gal · Benjamin Moore dealer
●●●
Luxury
Farrow & Ball Wimborne White No. 239, Estate Eggshell — full room including ceiling
High-pigment formula reads warm at morning, cool at dusk · Use F&B Primer Undercoat for full depth
~$115/gal · Farrow & Ball direct or stockist
Installer Notes
Sequencing
Install flooring before painting. Allow flooring to acclimate 48h before install; complete all subfloor prep (flatten to ⅛" over 8') before delivery. Paint follows flooring. Hardware swap is last — no risk of paint overspray on new pulls.
Flooring
Existing baseboard to remain. New flooring terminates under existing trim; install ¼-round shoe moulding at wall transition if gap exceeds 3/16". Do not nail through LVP into subfloor — floating installation only for budget and premium tiers.
Lighting
Verify junction box load rating before any pendant installation. Budget fixture is direct swap — confirm wire gauge matches fixture rating (14 AWG for 15A circuit). Premium and luxury fixtures: confirm ceiling outlet box rated for fan/pendant (50 lb minimum); if not, replace box before fixture arrives.
Wall Treatment
Plaster and lime-finish products (premium and luxury tiers) require full wall application — spot patching will show. Tape windows and trim carefully; plaster products are not water-cleanup. Budget paint tier: light sand between coats; do not over-roll or texture will telegraph through finish.
Hardware
Confirm existing bore pattern (96mm vs 128mm) before ordering. Most modern cabinetry uses 96mm CTC — measure before purchasing premium tier (128mm). Fill old holes with wood filler if bore pattern changes; sand flush and spot-prime before painting cabinet faces.
Photography
Schedule photography no sooner than 72h after final paint coat to allow off-gassing. All new fixtures should have bulbs installed and tested before photographer arrives — include warm-white LED (2700K) throughout for consistent color temperature in listing photos.

Kitchen — Sample Property

Installer-Ready Specification Board · Confidential
Kitchen — subject of this specification
Subject kitchen · Vee reads dated oak cabinetry, fluorescent overhead, brassy hardware, and beige countertop — four interventions that compound. The bones are good; the finish story is 1994.
Vee's Design Read
The kitchen is doing everything structurally right and everything aesthetically wrong. The layout is functional — full-height upper cabinets, a window above the sink that reads well in listing photography, adequate countertop run on both sides of the range. What's betraying it is the finish layer: the honey oak is pulling warm in the wrong direction, the fluorescent light source overhead is flattening every surface it touches, and the brass-toned hardware is a period marker that says "1994" before a buyer consciously registers why. The countertop — beige laminate — is doing the same work as a dropped ceiling: it caps the room's perceived quality at a floor it doesn't have to live on. The direction here is restrained editorial warm-white: cabinet paint in a clean off-white, matte black hardware for graphic contrast and cost efficiency, quartz countertop in a warm white veined pattern, and a statement pendant over the sink island to replace the fluorescent entirely. None of this requires a contractor who specializes in kitchens — it's paint, hardware swap, countertop replacement, and a fixture swap. The room that comes out the other side photographs at a materially different price point.
Style Direction Modern Farmhouse Editorial — painted cabinetry, matte black hardware, warm white quartz, pendant over sink
Specification Board

Six-Category Kitchen Specification

Cabinet paint first — it drives all downstream finish decisions. Countertop second. Then hardware, lighting, faucet, and accent paint. Price tiers: ●○○ budget · ●●○ premium · ●●● luxury.

01
Cabinet Finish
The oak grain is the single largest surface in this kitchen and it's absorbing every bit of perceived value the other finishes could generate. Cabinet painting — not replacement — is the highest-ROI intervention available at any price point. The direction is a warm off-white that reads clean on camera but doesn't tip into sterile.
●○○
Budget
Benjamin Moore Advance Waterborne Cabinet Paint, Satin — Chantilly Lace OC-65
Clean, degrease, sand 220-grit, prime with BM Ultra Spec 500 · 2 finish coats · Remove doors for spray application if possible
~$75/gal · Benjamin Moore dealer · Budget for 2–3 gal depending on kitchen size
●●○
Premium
Sherwin-Williams Emerald Urethane Trim Enamel, Satin — Alabaster SW 7008
Bonds to existing finish without stripping · Fills minor grain with 2-coat system · Light sand between coats with 320-grit
~$85/gal · Sherwin-Williams · Harder cure than Advance — scuff-resistant in 7 days
●●●
Luxury
Full cabinet refinish: strip, fill grain, prime, 3-coat conversion varnish spray in Benjamin Moore White Dove OC-17
Requires professional cabinet refinisher · Doors off-site for spray booth application · Lead time 5–7 business days
~$3,500–5,500 for average kitchen (quote required) · Result: factory-finish quality
02
Hardware
Matte black hardware against a painted white cabinet is one of the clearest editorial signals a kitchen can send — it reads intentional, current, and confident. It also photographs with maximum contrast. Commit to matte black across every cabinet door and drawer; mixing finishes at this price point undermines the whole read.
●○○
Budget
Amerock Blackrock 3¾" Bar Pull, Matte Black, 96mm CTC — BP36877FB
Solid zinc alloy · 96mm bore matches most existing cabinet bore pattern · No template required for standard installs
~$4.20 ea · Home Depot · Order 20% over count to account for breakage
●●○
Premium
Rejuvenation Classic Cabinet Pull 5", Matte Black, solid brass, 128mm CTC
Solid brass (not zinc) — heavier feel, better finish longevity · Requires 128mm bore; confirm existing pattern before ordering
~$18 ea · Rejuvenation · HWCB5-MBLK
●●●
Luxury
Rocky Mountain Hardware Square Bar Pull 5", Flat Black powder coat, solid bronze, 128mm CTC
Solid bronze casting, powder-coat finish — virtually indestructible · Custom bore spacing available · Lead time 3–4 weeks
~$68 ea · Rocky Mountain Hardware · E301 series · Full kitchen: budget ~$1,500–2,200
03
Countertop
Beige laminate is a ceiling on perceived quality — it caps the room regardless of every other upgrade. A white or warm-white quartz surface photographs as a clean, bright work plane that reads premium without requiring the maintenance conversation that marble introduces. The veining pattern matters: subtle movement reads luxurious, heavy pattern reads busy.
●○○
Budget
IKEA KASKER Custom Countertop, White Marble Effect laminate — 1.5" eased edge profile
IKEA cuts to size in-store · Self-install if comfortable with circular saw and silicone seal · 30-day lead time on custom order
~$150–300 for average run · IKEA · Not quartz but dramatically better than existing beige
●●○
Premium
MSI Calacatta Laza Quartz, 3cm slab, eased edge — warm white with subtle grey veining
Requires licensed fabricator for template + install · Undermount sink included in fab quote · Typical turnaround: 2–3 weeks
~$65–85/sq ft installed · MSI distributor or approved fabricator
●●●
Luxury
Cambria Brittanicca Warm Quartz, 3cm slab, mitered waterfall edge option — champagne white with elegant veining
Cambria authorized fabricator required · Integrated waterfall island edge available at upcharge · 3–4 week lead time
~$90–120/sq ft installed · Cambria direct to fabricator · 25-year residential warranty
04
Lighting
The fluorescent overhead is doing two things wrong simultaneously: it's producing flat, cold light that kills the warm finish story, and it reads as a builder decision in every listing photo. Replace it with a combination of a pendant over the sink and recessed downlights on a dimmer if the budget allows; at minimum, replace the fluorescent with a surface-mount that admits warm-white bulbs.
●○○
Budget
Globe Electric Vaughn 15" Flush Mount, Matte Black, 3-light, E26 socket
Replace fluorescent panel directly · Wire to existing ceiling box · Install 2700K LED bulbs — not included
~$65 · Home Depot · Model: 44190 · Immediate warm-light improvement, no electrician required
●●○
Premium
Hinkley Lyric 2-Light Kitchen Pendant, Matte Black, 12" diameter + 4x Halo 4" LED recessed on dimmer
Pendant over sink: requires junction box in soffit or ceiling joist — confirm before ordering · Recessed: electrician required for new circuits if existing box count insufficient
~$220 pendant + ~$85/can recessed installed · Hinkley #4072BK + Halo HLB4099FS1EMWR
●●●
Luxury
Visual Comfort Bryant 3-Light Pendant, Matte Black, over island + 6x 4" Lutron Caseta-compatible LED recessed throughout
Full kitchen lighting redesign · Lutron Caseta dimmer system for scene control · Permits may apply — verify local requirements · Electrician required
~$650 pendant + ~$120/can installed + dimmer system ~$400 · Visual Comfort TOB5228BZ
05
Faucet
The kitchen faucet is a disproportionately noticed detail in listing photography — it's the only plumbing fixture visible in the kitchen's hero shot and it has to match the hardware direction. Matte black or brushed nickel; not brass, not chrome. Replace with a single-hole pull-down at any tier — the silhouette reads clean and modern regardless of price.
●○○
Budget
Moen Essie Single-Handle Pull-Down Kitchen Faucet, Matte Black — 87966BL

~$145 · Home Depot · Lifetime warranty
●●○
Premium
Delta Trinsic Single-Handle Pull-Down Kitchen Faucet, Matte Black — 9159-BL-DST
MagnaTite docking keeps spray head seated · Touch2O technology optional (not required) · Cover plate for 3-hole sinks included
~$290 · Delta · Lifetime limited warranty · Widely available for fast ship
●●●
Luxury
Waterstone Towson Industrial Pre-Rinse Pull-Down, Matte Black, solid brass body — 5580
Commercial-grade spray head · Solid brass construction, not pot metal · Plumber recommended for secure deck mount on this weight class
~$850 · Waterstone · Lifetime warranty · Lead time 1–2 weeks
06
Accent Paint
Once the cabinets are painted and the hardware is matte black, the wall color becomes the supporting character — it needs to recede and let the cabinet line read. A warm white or off-white wall keeps the room light and cohesive; anything with significant chroma will fight the new cabinet color. Ceiling and wall in the same color is the cleanest read in a galley kitchen.
●○○
Budget
Behr Marquee Interior Eggshell — Swiss Coffee UL140-9 walls and ceiling
2 coats · Same color on walls and ceiling reads as intentional, not lazy — especially in compact kitchens
~$42/gal · Home Depot · 1–2 gal for average kitchen walls
●●○
Premium
Benjamin Moore Aura Interior Eggshell — Simply White OC-17 walls and ceiling throughout
Warmer than pure white — registers as intentional warm tone in morning and afternoon light · Photographed consistently across camera color profiles
~$68/gal · Benjamin Moore dealer
●●●
Luxury
Farrow & Ball All White No. 2002, Estate Eggshell — walls, ceiling, and trim in matching color
Highest-pigment white on market — reads clean and dimensional under all light sources · Use F&B Primer Undercoat for maximum depth
~$115/gal · Farrow & Ball direct
Installer Notes
Sequencing
Cabinet painting first — it's the messiest work and sets the tone for everything downstream. Countertop template after cabinet paint is fully cured (7+ days for water-based enamel). Hardware last, after both cabinet paint and countertop are in. Faucet installs during or just after countertop.
Cabinet Painting
Remove all doors and hardware before painting. Wrap hinges in painter's tape or remove entirely. Paint face frames in place; spray doors flat in a controlled environment. Do not reinstall doors until fully cured — minimum 48h per coat, 7 days before hanging to avoid print-through on hinges.
Countertop
Confirm undermount sink compatibility with chosen quartz before ordering — most 33" undermount sinks work with standard 25.5" depth countertops. Template after cabinet paint cures and before backsplash is addressed. Caulk joint at wall with color-matched silicone — do not use grout.
Hardware Bore Pattern
Measure existing cabinet bore CTC (center-to-center) before ordering. Most North American builder cabinetry is 3" (76mm) or 3¾" (96mm). If switching bore size, pre-drill pilot holes on doors before mounting — fill old holes on door face with wood filler, sand flush, spot-prime before painting.
Lighting
Verify that existing fluorescent wiring is standard 120V before ordering pendant replacement. Fluorescent ballasts may need to be removed and bypassed depending on fixture type — budget for electrician if wiring is unclear. Always use 2700K LED bulbs throughout; cooler temperatures (4000K+) will fight the warm-white cabinet and countertop direction.
Photography
Clear all countertops completely before listing photography — no appliances, no dish racks, no soap dispensers. The new quartz countertop is a feature and needs unobstructed horizontal surface to read. Stage with a single cutting board and a small plant at most. Turn on all undercabinet lights and pendant before photographer arrives.

Primary Bath — Sample Property

Installer-Ready Specification Board · Confidential
Primary bathroom — subject of this specification
Subject bath · Vee reads builder-grade oak vanity, brassy globe vanity bar, beige tile, and laminate countertop — all resolvable without tile work or plumbing relocation.
Vee's Design Read
The primary bath is a study in how much perceived value lives in the finish layer rather than the structure. The layout is fine — vanity on one wall, tub opposite, adequate circulation space, a window that allows some natural light. What's suppressing this room is a cascade of builder-grade decisions that each individually read as cost-cutting: the oak vanity cabinet in its original honey finish, the brass globe vanity bar overhead, the builder-grade mirror that butts right up to the vanity light without breathing room, and the beige ceramic tile floor that hasn't aged gracefully. The tub surround, if it's the original builder tile, is the one element where Vee would advise restraint — reglazing rather than re-tiling saves three weeks of subcontractor scheduling. The vanity paint, the mirror swap, the lighting replacement, and the hardware change can all happen in a single weekend. The floor is the most disruptive intervention and the most optional; a fresh paint color does more work per dollar than any other single change in this room.
Style Direction Spa Minimal — painted vanity in warm white, unlacquered brass fixtures, linen-texture wall, warm oak accents
Specification Board

Six-Category Bath Specification

Vanity paint drives the read. Light, mirror, and fixtures follow the finish direction. Flooring and hardware are the finishing chapter. Price tiers: ●○○ budget · ●●○ premium · ●●● luxury.

01
Vanity Finish
Painting the oak vanity cabinet is the single highest-ROI move in this bathroom. The honey oak finish is dateable to the year — a clean, warm white paint job transforms it into a piece that could have been purchased last month. The surface requires the same prep as a kitchen cabinet: degrease, sand, prime, and paint. Two coats of a cabinet-specific paint will hold up to the humidity.
●○○
Budget
Benjamin Moore Advance Waterborne Cabinet Paint, Satin — Chantilly Lace OC-65
Degrease with TSP substitute · 220-grit sand · Prime with BM Stix bonding primer · 2 finish coats · Allow 7 days cure before hardware install
~$75/gal · Benjamin Moore dealer · 1 gal covers most single-sink vanities
●●○
Premium
Sherwin-Williams Emerald Urethane Trim Enamel, Satin — Alabaster SW 7008
Moisture-resistant formulation — better choice in high-humidity baths · Scuff-resistant once fully cured · Light sand at 320-grit between coats
~$85/gal · Sherwin-Williams · Pre-tinted at store; no custom order needed
●●●
Luxury
Professional cabinet refinish: strip, fill grain, conversion varnish spray — Benjamin Moore White Dove OC-17
Off-site spray booth for doors · Conversion varnish provides maximum moisture resistance · Lead time 5–7 business days · Result indistinguishable from new cabinetry
~$800–1,400 for single-sink bath vanity · Professional cabinet refinisher required
02
Mirror
The builder mirror — frameless, butted up to the vanity light, likely glued to the wall — is doing the same thing as the oak finish: it's telling buyers that decisions were made by a cost accountant. A framed mirror with visual breathing room above the vanity creates a composition rather than a utility statement. If the existing mirror is glued, budget for drywall repair before the new mirror goes in.
●○○
Budget
IKEA NISSEDAL Mirror, White frame, 26" × 32" — 003.686.67

●●○
Premium

●●●
Luxury
Uttermost Karmann Arched Mirror, Antiqued Gold Leaf frame, 30" × 50"

Vanity Lighting
The brass globe bar is the most immediately visible period marker in the bathroom — visible in every listing photo, read in under a second by every buyer. Replace it with a fixture in unlacquered brass or matte black that aligns with the vanity finish direction. The wiring box is standard and the swap is DIY-level; no electrician required in most jurisdictions for a direct fixture replacement on an existing circuit.

04
Fixtures & Faucet
The vanity faucet and tub filler are the plumbing fixtures visible in listing photography. Match them to the lighting and hardware direction — unlacquered brass or brushed gold is the right call for the spa-minimal direction. A mismatched faucet (chrome or polished brass) will undercut every other upgrade. Tub reglazing is included here as a note: if the tub surround tile is in reasonable condition, reglazing buys five years and costs a fraction of re-tiling.

Hardware
Towel bars, toilet paper holder, and vanity drawer pulls — all should match the faucet finish. In a bathroom, mismatched hardware reads as an oversight; matched hardware reads as a decision. The swap takes two hours and is the last thing that goes in before photography.

Wall Paint
A bathroom benefits from paint that reads warm without introducing color — in listing photography, bathrooms with cool or grey-white walls look clinical rather than spa-like. A warm linen or creamy white on the walls, with semi-gloss on trim and door, creates the right envelope. This is also the fastest intervention: prep, cut-in, and roll a bathroom in a single afternoon.

Installer Notes
Sequencing
Paint first, always — it's the messiest and sets everything else. Lighting next, while there are no new finishes to protect. Mirror after lighting is mounted and confirmed at correct height. Hardware and faucet last — they're the finish layer and should go in no earlier than 7 days after final paint coat to avoid marking.
Builder Mirror Removal
Most builder mirrors are glued with construction adhesive. Use a thin piano wire or specialty mirror removal tool to cut the adhesive bond — do not lever from the edge or the drywall face will tear. Expect minor drywall damage; budget for joint compound skim, sand, and prime before new mirror goes up.
Vanity Painting
Humidity means more prep, not less. Degrease thoroughly — bathroom vanities accumulate product residue even if they look clean. BM Stix bonding primer is the right call here; it creates adhesion on tricky surfaces including melamine and laminate if the vanity top is laminate-wrapped. Allow 48h before painting in humid conditions.
Tub Reglazing
If the tub surround tile is original builder ceramic in good structural condition (no cracked tiles, no grout failure at the tub lip), reglazing is the correct intervention — not retiling. Reglaze at budget tier saves 2–3 weeks of subcontractor scheduling. Do not reglaze over cracked grout joints — repair first. Room must ventilate 48–72h after reglazing before use.
Faucet Swap
Turn off supply valves under vanity before starting — do not rely on whole-house shutoff alone. Most single-hole faucets include a deck plate for 3-hole sinks; confirm before ordering. Flexible supply lines may need replacement depending on age; budget $15–20 for new braided stainless lines even if the old ones look okay.
Photography
Clear every horizontal surface — countertop, toilet tank lid, tub deck. Stage with one clean white hand towel on the towel bar only. Replace toilet seat if it shows wear — a $35 Kohler seat reads cleaner than a $200 vanity upgrade on camera. Turn on vanity light before photographer arrives; bathroom photos without artificial fill look flat.
